I moved from Ankara to Alanya in 2023 for work in a training company, and after one year of renting I decided to buy. My mistake was that I trusted the first agent because he was speaking good Russian and English and I thought this means he is serious.

We signed the contract in November. Then the tapu was delayed because the building had no iskan, the habitation permit. Agent was saying every week "next week, next week". Four months I paid rent and mortgage together.

What I would do different: check iskan in belediye before any deposit, and do not look only at the listings the agent sends you. Most of the portals show the same flats from the same three agencies with different price, half of them are already sold and nobody removes them. I was checking https://turk.estate/en/ when I wanted to see what is really moving in Mahmutlar, because there at least the old ones disappear.

Anyway now it is finished, tapu is in my name since March. My neighbour still waits for his.
